Make an Offer on a Tahoe Property

Yes, you can make an offer on a property you have not yet seen. It certainly is not the best way to conduct business, but if you cannot make it up to Tahoe for a few days, it may make it certain you will be able to see that property before it is sold to someone else. You make the offer contingent upon your satisfaction at the initial inspection.  The contingency will have a 48 hour or 72 hour release clause, meaning that if you do not release the contingency (i.e., make the offer not contingent on your inspection) within the respective 48 or 72 hour period, then the owner can sell it to another party.  If you like, Bob will go by and take additional photos of the property and either fax or email them to you before you make the offer.

We can do the contingent offer entirely over the phone, with fax and overnite mail of your deposit check. Then, after seller acceptance, you can make the trip to Tahoe knowing that you have at least temporarily locked in the property of your choice.  When you come up to Tahoe, we can perform your inspection of the subject property, and look at comparable listed and sold properties.  At that time you can make your final decision to accept the subject property or let it go with no cost or penalty to you.
