Extra Acreage Value

Extra land is always a plus factor.  It can ensure privacy.  At Lake Tahoe, extra acreage is generally not of agricultural value.  Here it is assumed that the extra land cannot be subdivided. As with all value added factors, the value can vary depending upon quality.  Acres of forest can add privacy while acres of meadow add no privacy but can provide a view and security.  Highly structured terrain ( hills, steep mountains, etc) can add privacy but little more.  Market is the prime determinant, and the values below are only qualitatively indicative.
